Question: We have problems with one co-owner who does not pay her fees on time, if at all. What are our recourses in recuperating the fees?
Réponse: Simple way is to go to small claims court. Do not forget to add administrative fees (if you do not have, the Board can adopt and implement that kind of fees - like 5$ or 10$ for late payment; 5 or 10$ for a letter of demand; etc. Do not forget to give notice to all about this by-laws) Small claims court will give a judgment and add interests to the claim (if you have an interest clause in your declaration, add them to the claim. If not, the legal interest is 5% and the court will give it to the syndicate)
